1. Initial Conversation

Every project begins with a conversation about your vision.

During our initial consultation, we’ll learn more about your goals, answer your questions, and discuss how we can help bring your project to life. This meeting also allows us to determine whether Modern Construction is the right partner for your custom home or renovation.  We’ll typically discuss:

  • Overall project scope
  • Property location and existing site conditions
  • Desired timeline
  • Budget expectations
  • Design ideas and project goals

2. Pre-Construction Agreement (PCA)

Once we determine we're a good fit, we'll move into a PCA

The PCA provides:

  • A $10,000 non-refundable deposit
  • A guaranteed production slot reserved for 60 days
  • Dedicated pre-construction planning and project development

Rather than rushing into construction, we invest the necessary time upfront to coordinate the design, establish an accurate budget, refine project details, and prepare for a seamless building experience. This collaborative approach reduces uncertainty and creates the foundation for a successful project from day one.

3. Collaborative Budgeting & Value Engineering

Work together to refine the project while maintaining your priorities.

Rather than simply reducing costs, value engineering focuses on identifying opportunities to maximize value, improve efficiency, and make informed decisions about materials, systems, and finishes without sacrificing quality or craftsmanship.

Throughout this stage we’ll:

  • Refine key construction details and specifications
  • Review material and finish selections
  • Explore value-driven alternatives where appropriate
  • Develop a detailed project budget
  • Align the project scope with your investment goals

4. Construction Agreement

With the planning complete, our team is ready to begin bringing your vision to life.

At this point, everyone has a clear understanding of the project, and it is time to sign.  This allows construction to begin with confidence and minimizing unexpected changes during the building process.

  • Final project scope
  • Construction schedule
  • Budget and allowances
  • Payment schedule
  • Communication and project management expectations

5. Selections & Checklists

With construction approaching, it's time to personalize your home.

We’ll guide you through selecting finishes, fixtures, cabinetry, flooring, lighting, paint colors, and other design elements while keeping everything organized through detailed schedules and selection checklists.  Whether you’re working with an interior designer or making selections on your own, we’ll help simplify the process and keep everything organized.  Assisting with:

  • Flooring and tile selections
  • Cabinetry and countertops
  • Plumbing and lighting fixtures
  • Paint colors and finishes
  • Doors, trim, and hardware
  • Final project scheduling and coordination
