How many projects do you take on each year?
Rather than maximizing volume, we focus on delivering exceptional results. We intentionally limit our schedule to about five large custom projects and ten mid-sized renovations each year, ensuring every client receives personalized attention while leaving room to serve repeat customers and smaller scale projects.

Process & Timeline FAQs
What is your process for starting a new project?
Every successful project starts with thoughtful planning. Through our Pre-Construction Agreement, we work closely with you to define your vision, develop an accurate budget, and prepare every detail before breaking ground.
When should we engage you - before or after hiring an architect?
There’s no single path to getting started. Some homeowners come to us before engaging a design team, while others arrive with plans already underway. Either way, we’ll help guide the process and, if needed, recommend trusted architects and designers who are a great fit for your project.
How long does it take to build a home?
Each project follows its own schedule, but most of our custom homes are completed in approximately 12 to 18 months. During the planning phase, we’ll develop a detailed construction schedule and keep you informed every step of the way.
How do you handle budgets and allowance?
We create a detailed, transparent budget that outlines project costs and allowances, helping you understand what’s included while providing the flexibility to tailor selections to your vision and investment goals.
Financial FAQs
What's included in your pricing?
We develop comprehensive project budgets that account for every major phase of construction, along with allowances for the finishes and fixtures you’ll personalize throughout the building process. Items such as the building lot, landscaping, and architectural or engineering fees are generally excluded unless they’re specifically included in your project agreement.
Do you offer fixed-price or cost-plus contracts?
All of our projects are completed under a cost-plus contract, offering a transparent and collaborative approach that provides clear visibility into project costs while allowing the flexibility needed to deliver a truly custom home.
What is required for a deposit?
A $10,000 deposit accompanies the Pre-Construction Agreement and is fully applied to your project’s construction budget upon execution of the agreement.
Communication & Project Management FAQs
How will I stay informed during the project?
We use Buildertrend to keep every project organized and transparent. Through the client portal, you’ll have access to schedules, budgets, selections, progress updates, photos, and project documents, while maintaining direct communication with your project manager throughout the entire building process.
Who will be my main point of contact?
Your dedicated project manager will be your primary point of contact throughout the building process, working closely with our office team and trusted trade partners to keep your project organized, on schedule, and moving forward.
Design & Build FAQs
Do you provide design services in-house?
Although we don’t have an in-house architect, we maintain strong relationships with experienced local architects and designers. Whether you’re looking for the right design partner or already have one in mind, we’re happy to collaborate every step of the way.
Do you have a cabinetry/millwork shop?
While we don’t have a dedicated cabinet or millwork shop, we partner with Just Kitchen & Bath to provide expertly crafted cabinetry and countertops. For clients seeking custom millwork, built-ins, or specialty woodworking, we’re happy to accommodate those requests, with custom fabrication billed separately based on the scope of work and required labor.
Do you handle permitting and code compliance?
Yes. We manage the permitting process and coordinate with local municipalities throughout construction. Although many Vermont municipalities do not have local residential code enforcement, we build every home to meet or exceed Vermont’s applicable building and energy standards, ensuring your home is safe, durable, and built to the highest professional standards.

Yes. As an Efficiency Vermont Excellence Network Contractor, energy efficiency is at the core of our building process. We design and construct every home to meet or exceed Vermont’s Residential Building Energy Standards (RBES), delivering exceptional comfort, durability, and long-term energy performance.
Do you warranty your work?
Yes. Our commitment to quality doesn’t end when construction is complete. We stand behind our craftsmanship with a one-year workmanship warranty on all labor, assist in coordinating applicable manufacturer warranties, and remain available to address any covered concerns, ensuring your home performs as intended long after move-in.
